Terms of use
These terms describe how EXITLY works and what we expect from the people who use it. They describe the service as it actually operates today.

What EXITLY does
EXITLY connects an owner who wants to exit a property commitment in Egypt with a buyer willing to take it over. We review and verify a unit that is registered with us, we set the price at which it is offered, we publish it without identifying its owner, we introduce a buyer, and we carry the transaction through to the transfer of the contract with the developer.

Who may use EXITLY
You must be at least eighteen and able to enter into a binding agreement. If you register a unit you must be its owner, or be authorised by the owner to act for it, and you must tell us which of the two you are.

Registering a unit
Registering a unit costs nothing. You give us the details of the unit and its payment position and upload the four documents we require. What you tell us must be accurate to the best of your knowledge; we verify it against the documents, and a unit whose figures do not match its paperwork does not proceed.

Review and publication
Every unit is reviewed by a member of our staff before anything is published. We may ask you for more information, we may decline a unit, and we do not publish a unit until the review is complete and the required documents and images are in place. Publication is our decision and we are not obliged to publish any unit.

The price
The price at which a unit is offered is set by EXITLY, on the basis of what comparable units in the same project are selling for and the unit's own verified figures. It is not set by the owner. We will not publish a price the owner has not agreed to, and we will not publish a unit at a price we cannot support.

What the owner recovers
The service is built around the owner recovering the amount they have actually paid into the unit, verified against their paperwork. It is not a service for selling a commitment at a profit above that amount.

Our fee
EXITLY's fee is 1% of the contract value and it is paid by the buyer, on a completed transfer. The owner pays EXITLY nothing, at any stage. The fee is never taken out of what the owner recovers.

Your privacy as an owner
A published unit does not carry your name, your number, your email address or your documents. Buyers deal with EXITLY, not with you, until a transaction reaches the point where the two sides must meet to complete it.

If you are a buyer
What we publish about a unit — the amount already paid, the amount still owed to the developer, the contract value and the payment schedule — comes from documents we have seen and checked. It is information about a specific unit at a specific time, and it is not investment advice. You are responsible for your own decision, and we encourage you to take your own professional advice before committing.

Your account
You are responsible for keeping your password to yourself and for what happens under your account. Tell us at once if you think someone else has it. You can delete your account yourself at any time; deleting it ends your access, and the records of units you registered remain with us as business records.

What you upload
You keep ownership of the documents and photographs you upload. By uploading them you allow us to use them for the purpose you uploaded them for: reviewing, verifying, pricing and — for photographs of the unit — publishing the listing. You must have the right to give us what you upload.

What we will refuse
We may decline or withdraw a unit, and we may close an account, where information given to us is untrue, where a person is not entitled to act for the unit, where our terms are broken, or where we are required to. Where we can, we will tell you why.

Availability
We work to keep the service available but we do not promise that it will be uninterrupted or free of faults. We may change, suspend or withdraw parts of it.

Changes to these terms
We may change these terms as the service changes. The version published here is the one that applies.

What is still being settled
These terms deliberately do not yet state the law that governs them, the courts in which a dispute would be heard, the limits of our liability, or the formal contractual warranties between us. Those are legal determinations and they are being prepared with qualified Egyptian legal counsel rather than drafted here. Everything above describes how the service actually operates and applies now.
